Do I really need an architect?

GREAT question. If you would like to create a new residence or improve the quality of your existing one, then most likely yes!  Architects are licensed professionals who have undergone years of university degrees and internships, passed a series of rigorous exams in design, site planning, structural systems, and much more. We listen, advise, coach, and are the chief creators in realizing the client’s vision. There are local and state planning and building codes  that are researched and integrated into the design, and we coordinate the project with consultants and the general contractor through construction.


What types of projects do you design?

We design custom residences in a variety of styles, from modern to traditional. You’ll see many design languages in our portfolio from Mid-century Modern to San Francisco Victorian, Berkeley Craftsman to Minimalism. We consider projects of all sizes, working primarily in the Bay Area and the Lake Tahoe regions.


How much will it cost and what’s included?

Calculating the architect’s fees as a percentage of construction costs is an industry-standard when initially planning for the design budget, with services landing in the 10-20% range. There’s an economy of scale, so the percentage decreases as the project scope increases, and vice versa. The design fees will ultimately be confirmed with a proposal based on the estimated hours needed to deliver the project.

We offer three levels of service. Architecture includes design and permitting of the plans, building systems, and the exterior building envelope. Standard Interiors includes Architecture as well as design of the constructed interior, such as custom cabinetry, tile, and paint selection. Advanced Interiors includes Standard Interiors with a higher level of engagement from us, such as personal shopping and assistance with purchasing finishes.

Not all architects are equal. Our firm offers a holistic design approach from the inside out - our experience enables us to find cohesive aesthetics and efficiencies in functionality and budget. We deliver the most value when we include interiors and construction administration in our services.

What type of contract do you offer?

We work with a fixed fee contract to offer more predictability for our clients. This structure allows for monthly invoicing of the same amount that our clients can plan for and rely on.


Who will I work with?

Our collaborative approach keeps you informed and involved all along the way, keeping us on track and working towards the goals we’ve set together. Projects architects Aska and Stacy will lead your design team — working closely with a dedicated project manager responsible for delivery of the drawings and coordination with the city. Throughout the design process, you’ll get to know our team, each with a specific area of expertise.


Will you recommend contractors?

We have a number of talented contractors to recommend and matchmake clients with contractors who are the best fit for their project. To help you understand how different options can affect overall costs, we’ll bring a contractor into the process early to provide input on pricing and constructibility


How long will it take?

We’ll work with you to build a timetable based on our experience with projects of similar scope. For projects on a typical schedule, we’ve found that regularly spaced design meetings allow us to provide the right pace for our clients to make decisions, and for our team to move the design forward efficiently. Of course, we can adapt to a faster or slower pace, depending on the circumstances.
